If is Richland Terrace's policy to rent only to those residents who meet the following criteria:
- Gross Salary - Gross salary must exceed three (3) times the monthly rent.
- Employment - Applicants must be on their present job at least six (6) months or on their previous job at least one (1) year.
- Previous Residences - Applicants must have good references from previous landlords with no evictions.
- Credit - Applicants must have proper credit rating with no unpaid judgments.
- Cosigner - Cosigners must have a credit score of 750 or higher to be eligible to cosign for an applicant.
- Criminal Background - Applicants may be rejected for Misdemeanor and Felony charges.
